Is my house sellable without new windows?

  • We had to replace the windows in our bungalow (as well as the floors, and wiring, but that's another issue!).  It didn't put us off buying.  It was priced to reflect its state and we offered accordingly.

    However, we have some friends who are also looking to downsize and they would be nervous of anything that obviously needed doing, so the windows would put them off.

    On the whole I think I would not do them and price accordingly.

    My thought too.

    When I was selling my late Mum's flat, which was in need of renovation (liveable), I ask the EA whether I should be doing the windows etc and he said no, do nothing to it.  I had two asking price offers on the first day of viewing.

    Have you looked at the possibility of just replacing the blown units and not the frames? That could be a cheaper way to get them sorted, make the house feel more able to be moved straight into, and would allow a buyer to replace them later if they feel they want to?

    The Estate agent will be best to advice you.
    Depends on the area, demand etc.
    Sometimes making improvements would not necessarily lead to increase in the price you would receive. 
  • Thank you everyone for your advice, it is much appreciated! It has given us lots to think about and consider. We have asked a family friend of a friend (!) who is a window fitter to come round and give us an idea of price at the weekend to give us a bit more of an idea. 
  • I wish I hadn't spent money on my old house to sell,  I now need it for repairs in my new bungalow.
