I was hoping for an answer along the lines of
The EPC estimate assumes that heating is on for 5 hours a day, 150 days a year with the thermostat set to 21 degrees
or the same with different figures.
It really surprises me that this kind of information isn't easily available, but if it's not then it's not.0 -
The problem is that there's too many variables for such a calculation, where the thermostat is, what doors are open, the radiator type, boiler age, boiler temperature, outside temperature. So instead it's a much more basic calculation that is pretty much takes the parameters of the EPC (number of bedrooms, etc), and throws out an average figure for that kind of property.

SAP 2012 is the basis for the calculations used in the EPC for new dwellings, it's 234 pages long and is available on the BRE website
