Lost deeds.

Hello,
I wonder if anyone can give me some advice though ultimately my solicitors will need to deal with this. I have seen a house and put an offer in which has been accepted. Unfortunately the sellers cannot find the deeds to the house and are trying to sort this out.
Has anyone had any experience of this previously? Anything I should be looking out for? Any pitfalls? Like I said my solicitors will need to deal with this but I wondered if there was anyone here who had personal experience and what happened?
Thanks.

Not stating the obvious but has the house been registered and physical deeds won''t be issued https://www.gov.uk/government/organisations/land-registry
If it hasn't then owners will need to provide as much proof as possible so that LR can sift through it which can take some time to decide .
