uPVC sash windows for a hulk of a house!

I know this is a long shot but I was hoping for some advice please. I'm in the process of buying a house in Scarborough. It's in a conservation area and needs replacement sash windows throughout (after delving into planning consents it transpires uPVC sash will be fine, phew). It is a big old Georgian house over 3 floors and humongous bay windows at the front, each with 6 windows. We estimate that there are 34 windows in total, c. 26 large and 8 small. We're still going through conveyancing at the mo but are working on our budget and want a decent estimate of how much it's going to cost us to replace all the windows, inc. fitting, scaffolding etc. Anyone want to throw a number out there! Don't worry, I know it's going to cost a small fortune!!!!

    Lucky you - where I live I require planning permission to replace the rear windows with UPVC & the council state that UPVC is not considered a suitable material for public (i.e. front) elevations & planning would not be granted.

    Having got that out of the way, a lot of it come down to what specification of sash that you want to fit (basic>conservation grade) but the labour element involved in making/fitting the windows is the same whether large or small.  Presumably the installers would require scaffolding for installation on at least the highest floor which will add to the cost.
    As a rough guess & depending upon spec./cost of scaffolding etc. I would say allow £500-£1000 per window so £17k-34k from a local firm - a national  improvement firm would be looking for a lot more.

    What is 'small', and what is 'large' by your standards?

    Assuming they are all non-standard sizes and you need to have them made.

    For a 'small',  say 850 x 1500 upvc sash window, £400 for the window (x8 of these).

    For a large, say 2000 x 1800, £800 (x26 or these) (that's a lot of 'large' windows!). Realistically it'd probably come in 3 pieces with a middle 1m that actually operates, and two 0.5m side pieces that match but don't move. 

    Plus £100 (at least) to fit each. 

    Plus VAT @20%

    Hopefully we have a different idea of what large and small are - I struggle to imagine what sort of house has what I call 26 large windows. There are company websites that will give you supply only prices from putting dimensions in online, or hopefully I've given you enough to get to a ballpark estimate there. 
  • I know you can save money bulk buying windows, so it could be cheaper than it would have been individually but still a fair bit! If you want a ballpark figure you could compare prices on a site like Double Glazing on the Web and see what numbers come out
  • If you know any fitters try contacting sliders uk and get the fitters to measure and you can put the order in . For verticle sliders you will not get change from 30k for that amount . ask to see if you can install grained upvc with top casements and sash horns  factory fitted , I live close to port sunlight village its listed village and we can do this at the rear . Unless you want VS or have to have it be prepared to pay through the nose . I have contacts but not on the east coast
