Hi everyone,
I have survey done on my purchase house.
I concerned about 2 reports condition rating 3.
my conveyancer told me to get quotes to sort it out. Is this normal or should I worry about that? Do you know that it is expensive to replace the news brackets to support in the loft space ?
Thank you for your help!

I wouldn't be too worried about the conservatory, the gallows brackets is a serious. The surveyor is right that both need dealing with promptly, but chimney support might be expensive and is the priority. I would get a quote for this.

I would go ahead with the purchase without getting a quote for the  conservatory. Just assume it's going to cost about £500 to fix, and get someone to look at it as soon as you have completed and have someone coming to do rework the chimney support.

The only caveat to this advice is if it is the vendor who has built the  conservatory and removed the  chimney breasts. If this is the case, there may be other horrors hidden due to their incompetence. Look for other clues of bodges. Review the items that have been rated as 2 or 1 to see if there is evidence that the vendor is a bodger.
The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.

Thank you very much for your reply.
my surveyor told me that it costs around 1-2k to fix a gallows brackets properly and the rest of the house is normal condition.I don’t know he is right ? I am still happy to deal by myself . My concerns is my conveyancer told me she has to report it to my lender which I am worry something could happen to my mortgage. I am at 3rd month of buying process and just want everything over !
