Conservatory added as extension to house

We are looking to buy a house that has a conservatory added. A home buyers survey has pointed out that there is no door between the main house and the conservatory- ie effectively the conservatory becomes an extension to the house and becomes subject to building reg.
what would be prudent thing to do in this case. Our solicitor says just get an indemnity insurance, but shouldn’t the seller get the building regs / planning permission done?
Would appreciate any advise

    How long ago was the C added? Building Regs can only be enforced within 12 months, so insurance is pointless after that.
    You can ask the seller, but 99% likelihood they'll say no!
    Up to you todecide if you want a house made cold by the lack of dor or not.....

    That room will be freezing.  Get them to put external doors on the opening.  

    With heating bills about to rocket, it would be absolute folly not to shut it off.
