    It can often be cheaper to move than build, and will the new price after the build have to make a new record for the area or will you sell at a loss, A 5m x 7m 2 story at £1500 per meter £105K, or 2k per meter £140k

    Don't build an extension with the sole aim of making a profit from it - you could end up living to regret it. If you want to get a few years use out of it before moving on, chances are, you'll at least recoup the outlay and more than likely make a profit. Lots of ifs and buts though.

    If you don't think you'd benefit from the extension, you could consider getting planning permission and plans drawn up etc before selling. This 'may' make the house more attractive to potential buyers (assuming planning permission is needed).
  • Only thing I could suggest is trying to compare prices around for the building and labour to see if there's a deal you feel is worth it around, otherwise its probably best to wait

    Also, a bungalow could  be your forever home with everything on the same level.
