Local Block Search???

I hope I can find some answers here. My solicitor's service has been very poor throughout the house buying process, however, we made it finally to completion day tomorrow. The statement he sent me was not aligned with the quote I had previously. I am especially worried about the 'Local block search' he is invoicing me for as it is a development with over 600 flats and if they all have to pay an extra 70£, I think someone must be related and make a lot of money. I know the solicitor was wrong with the HR Land registry as completion is on the 5th of January and the prices will increase only on the 31st of January - and my shares in the flat add up to less than 100k - He used the price backet for 100-200k. Here is what he wrote. Should I go back to the developer and query this? Has anyone ever paid for local block searches? - I can not find anything on the internet. Or will the developer just think I talk rubbish?
The quote is for a chancel and environmental search as often the sellers of a new build property will provide a block Local Search. A block Local search has not been provided for this site.
The HM Land Registry Free seems excessive at £230 according to the HM Land registry calculator, was this calculated for the complete value of the property or the purchased shares and what additional charges apply here?
The Land Registry are updating their fee scale as of January 2022.
As I currently don't have access to the contracts, can you please double check the Developers Solicitors fees and advise the Apportionments of rent is correct for two months - a rather unusual period for advance payments - as well as the Service charge, I was expecting the first period to go from 05.01.2022 until 05.02.2022. Will the next payment be due on 01.03.2022?
On completion you are required to pay for the rest of the month in which you complete plus 1 additional month. Your Direct Debits with the Housing Association will then begin. I had resent the documentation to you on 29th December but attach further copies for your records.
For the completion statement, can you please check why the Bankruptcy Search is £4? -<br>
