  • I think you should go in thinking worst case because it happens a lot.. Not so much the trashing the house but tenants falling into arrears etc. 
    If you still want to do it knowing and understanding the worst could happen then that's an informed decision. 

    As someone who just sold their rental, I couldn't be bothered with the hassle and stress associated with it and all the new legislation and the fact that the government hates landlords.

    Yes, it does seems as though llords are demonised and that constant legislation ratchets-up costs.  Some local authorities require llords to register with them - at cost - regardless of whether you wish to be 'certified' by them.  I wonder how many have relinquished letting because of the hassle?
  • To me it's like saying "I've been handed a blackboard, shall I become an accidental teacher". 

    It depends whether you see it as a job and that you are happy to put the effort in if it were a job. It certainly isn't a "cash cow"
