I'm in the process of buying and asked the EA about any testing as the wiring looks old. As it was let recently EA sent the electrical safety inspection cert, which llords require and which happened to have been done recently (in this case cert states wiring is 25 y old and safe). Of course you wish to know this of a property over 25 y old as a complete rewire costs some £thousands and SEEMS to be recommended any time between 25 and 40 years old. In my case a rewire would be £5k but is apparently unnecessary, though had it been it would reasonably influence one's offer.
In your case, unless it's just one socket that's awry it may pay you to have the wiring checked and if needing significant work potentially either reducing your offer/vendor fixing.
I'm about t0 have a full survey - but I wouldn't expect surveyor to advise beyond the obvious re electrics as they're unqualified here (but am content re the certification I have).0 -
PS I suggest it would broadly be expected that in an older property - say 40+ years - if rewiring hasn't been done it will need it, and that should be reflected in the price. If, however, inspection raised *dangerous* electrics (not just advisories) I'd expect the vendor to have rectified or, if unknown at sale, to reduce sale price to have that dangerous state corrected (assuming a cost of, say £1000+).0
