I am going to rent a house from an estate agent in the next month. The agent as asked for bank statements, why is this? What happens if your overdrawn too?

As a landlord, we would potentially ask for bank statements to check your salary is as you've stated, to see if the rent is affordable i.e. are you paying a large number of credit commitments that mean the rent might not get paid.

Nothing preventing a tenant requesting things from landlord or agent also.  E.g. bank statements, criminal records check, qualifications or proof of training.

Sadly rarely done.

The Landlord is about to hand over the keys to his/her rental property to a stranger.
Could be a £100,000 pound flat or £1 million pound house.
Would you want as many checks as possible ?

Have you done your checks ?
What's the EPC for the property ?
Council Tax ?
Have you been given the Gas Safe Certificate ?
Seen a EICR ?
Checked on the Land Registry website for who owns the rental property your about to rent ? Costs £3
