I am going to rent a house from an estate agent in the next month. The agent as asked for bank statements, why is this? What happens if your overdrawn too?

As a landlord, we would potentially ask for bank statements to check your salary is as you've stated, to see if the rent is affordable i.e. are you paying a large number of credit commitments that mean the rent might not get paid.1

Nothing preventing a tenant requesting things from landlord or agent also. E.g. bank statements, criminal records check, qualifications or proof of training.

The Landlord is about to hand over the keys to his/her rental property to a stranger.
Could be a £100,000 pound flat or £1 million pound house.
Would you want as many checks as possible ?

What's the EPC for the property ?
Council Tax ?
Have you been given the Gas Safe Certificate ?
Seen a EICR ?
Checked on the Land Registry website for who owns the rental property your about to rent ? Costs £31
