Emergency Landlord cover

Any suggestions for good emergency landlord cover please? Boiler/pipes/heating/water/toilets etc

    Identify reliable gas engineer, plumber, electrician, then put £30 pm into a savings account ready for if/when needed.
    If not needed, that's your holiday fund for 2023!

    Yes, I appreciate the sentiment but the trouble is getting plumbers etc to come out when you need them. All the good trade people that I use to do planned work are booked up in advance and I have to wait for them to be available. This won’t work in an emergency situation.

    If you use good trade people for your regular planned work they will help you out in emergency.  If they can't deal with emergencies they are not good trade people.

    My experience is in line with anselld's, if the tradesperson is any good they will find a way to react to an emergency.

    Most emergency situations can be made safe in less than an hour, so they will turn up to make the situation safe, report back as to what the longer term fix should be, and then go onto their next job no more than an hour late.

    The biggest issue with effecting permanent repairs (e.g. to a broken toilet bowl) is getting the parts. Few plumbers carry any stock of parts beyond their normal array of consumables such as pipe fittings, so it might take 48 hrs to get a part. Again, fitting the part is usually less than 1 hr so can be fitted in around bigger jobs, e.g. by coming at the end of the day. 

    I don't have emergency cover for my rental property.

    sorry but my brain saw the title and I thought "why would anybody need a landlord suddenly?"  I guess someone having to fly off to somewhere and leave their house for another to suddenly be the landlord and rent it out.

    Getting good tradespeople to start run-of-the-mill jobs and projects has been a pain over the last 12 months but alert them to a genuine emergency and they turn up without fail.
    I actually had this happen in reverse on two occasions last year; my guys were working for me but received phone calls and then asked if it was ok to rush off for an hour to fix a burst pipe and some such other emergency. Of course I readily agreed as next time it might be me needing their emergency fixing skills.
    Every generation blames the one before...

    The trouble with good tradespeople is that they are always busy because they are good. So to get any work carried out I have to wait…. Which is fine, but not in an emergency situation. I’m looking for recommendations for a firm I can contract with to do the work at short notice (in an emergency). I couldn’t expect my regular tradespeople to stop everything for me if I have an emergency. Yes, if they can help, obviously  they will. But what if they are at a wedding/funeral/abroad etc? I’m looking for someone who can do the work at short notice and is obligated to do so. I’d LOVE to pay local tradespeople a contract to do this but nothing exists. Homeserve seem like the only one. Unless anyone has any suggestions.
