With your layout, you've got one bedroom ensuite, and five other bedrooms sharing one bathroom. No brainer, convert that bedroom on the top floor to a bathroom. Unless you're a particularly friendly family, when somebody's in the bath, people on the top floor have to use the ground floor loo or invade the master's ensuite.

how many people live there? do you need 3 bathrooms? and if you do - have you considered implications on the plumbing for hot water? i.e. will you need to upgrade to a megaflow type system or will your combi be able to handle more than 2 people showering at the same time?

I'm another vote for a bathroom! I don't think you can ever have too many. Even if people do move out, you've still got the luxury of an extra bathroom. For the first time in many years I'm now living in a home with a relative with only one bathroom between two of us. We're not used to it and are looking around for a property with one ensuite and another bathroom. When I was small there were five of us living at home with just one bathroom and looking back I don't know how we ever coped! Daft but true because we did cope.

How many bathrooms do you need? I'd use the additional rooms for other purposes. Study/Hobby/Music Room. Little point making alterations for the sake of it.0

I'm not sure 5 bedrooms sharing 1 bathroom will have a higher value than 4 bedrooms sharing 2.
Unless there are some very specific area trends, the demand for more than five bedrooms is relatively low.
A bathroom on each floor is a far more convenient/regular/luxury arrangement as well.
I agree its about living though and the bathroom sounds the best option - you have 3 family units effectively.1 -

No, they are original rooms, but the kitchen and breakfast room have been opened up (at least 30 years ago as I have a floorplan of the house that old). Next door have the original layout which is a mix of small rooms / larders.
Interestingly, on the plan, the bedroom with the en-suite is referred to as the gun room (we're a couple of miles away from open countryside, so nothing to do with farmers or anything like that).1
