    You are making it worse. Landlords do cannot terminate tenancy agreements.
    Just to be 100% clear!

    If I could give you a piece of advice, don't hand your notice in until you have exchanged and have a completion date.
    Yes, it could mean you're paying a mortgage and rent together for a month or more, but it prevents you being homeless.

    Quite honestly, going onto a SPT would be the best option, but might be also worth having a chat with the landlord. We had a 2 month notice period, but explained our situation with the landlord who was happy with a 1 month, once we moved onto SPT. Once the New Year rolls over, the letting market will be generally buoyant again and there shouldn't be a problem.
