Cash buyer no surveys but long wait!

Hi everyone

I've just brought a house offer got accepted on the 3rd December. Their is no chain, I am a cash buyer and am not having searches/surveys being done. My only worry is my solicitor has emailed me stating it will be from 12 to 16 weeks??? I don't quite understand this. Weve given in our id etc, paid the deposit for the solicitor and they have emailed us saying they're waiting on the sellers solicitor for contract documents, again have no idea what this means. Does 12-16 weeks sound a little bit to long? Also could anyone give a timeline if they've been in the same boat without surveys and being a cash buyer please x

  • I bought a house 12 months ago. Cash buyer no survey no chain but did have searches. Took nearly 12 weeks. 
  • Do you remember how long your searches took as I'd imagine this would come off that time? May be wrong x Do you know what contract documentation means? X
  • Quite likely that's their standard timeframe. Cut out the searches, mortgage & survey and probably be faster.
    Contact EA and ask when the seller's contract will materialise. Chasing is his job. But 5th- 20th Dec is only 10 days..

    Seller provides title docs to prove ownership and draws up contract of sale.
    Buyer prepares transfer document TR1.

    Took about four weeks last time for us (2018 so pre pandemic) - we were cash buyers (sale had completed on our previous house), no searches or surveys and buying a repossessed house.

    None of our previous three house sales/purchases took more than ten weeks - no surveys/searches or mortgages on our part, although apart from the aforementioned fourth one they all involved short chains.....
    Mortgage-free for fourteen years!
