Property left after being evicted

Hi all. Have successfully evicted a tenant but 3 weeks after eviction still have loads of their possessions left. Too much probably for their new house. What are the rules on me doing it. It all looks junk to be fair. Legally can I get someone in to remove? At his cost? I think he was hoarding anything he could... How long is he allowed to store. I have asked him to remove and am in the middle of a 28 day curfew. Can I threaten to remove. Its costing me as the new tenant ain't happy with not having garage, sheds, Garden

Not yet, that's the point. They'll be a great tenant but won't move in yet so I'm losing rent..1

Does the evicted tenant owe you lots of money? If so, you can safely dispose of the rubbish, on the basis it's not worth his while to complain, as you'll counter-claim for the money owed.Bullhuss said:Hi all. If it's genuinely junk then keep a record of what it comprises (photos etc) before you get rid, then at worst you'll need to recompense him for whatever it was worth.0

You have a duty of care.You must give the T an opportunity to collect before you dispose, and must warn him you intend to dispose.You can charge the T the costs of storage/disposal.If you sell, you can off-set storage/disposal costs against sale revenue. Any excess revenue belongs to the T.1

Take lots of photos of anything you get rid of just in case Ex tenants claims you have dumped his rare record collection of Des O,Conner records!
