New build house- what kind of survey?

 Hi All

We are FTB & have been advised by our developer we can bring a “surveyor” along to our home demo next year.

I’ve scoured the internet and most survey related links are suggested new builds only really need the post completion snagging survey. This is more so fore cosmetic & quality bits of the build. 

Is anyone able to provide any insight on why the developer has suggested a surveyor at home demo?! And specifically the type of which survey/package/level would be most suited pre completion whilst build is still ongoing.

I can see there’s many levels/types of surveys available on the market but it’s all very confusing cos most are for older /town builds cannot seem to see much for NB. So would appreciate any direct types we could possibly use/benefit from as our home is NB.

    Run a Google search for New Home Quality Control.

    Not a recommendation for the firm as such but maybe enough info on the website to help you work out what you need.

    I have checked in the RICS website, but it’s not very clear what’s needed for NB at home demo stage. Any advice will from previous buyers will be appreciated

    We are planning on only having a snagging survey, most developers apparently wont let this happen until after legal completion.

    Our current property is also a new build and we had no survey at all, we have not had any issues, but I wouldn't know if there are hidden issues that we wouldn't even know were there so have decided to pay for a professional snag this time round.

    On the website mentioned above, there is a free snagging checklist you can download which would give you an idea of things to check on your home demo.

    Thanks for the insight. So we’ve been told by our developer we can bring surveyor with us at home demo but we can’t seem to find much online about pre completed build/completion surveyors. I thought it was unusual as mentioned by yourself we were only planning to initially get snagging done following moving in.

    Do you mean snagging list ideas on RICS website?

    Right, they want to make sure they have your money and can dispute every snag, rather than you holding the trump card of refusing to compete until they fix it. They know that most people will just give up on snags after a while if they are already moved in.

    I'm not sure how long you get for the demo visit or how long a snagging survey would take, your best bet is probably to speak to some of the snagging companies and ask their advice.

    The list I was speaking of is on the New Home Quality Control site.

    Yeah pretty much, what we have found works quite well if they are still on site is to go into the sales office (hopefully when prospective purchasers are there) and make as much of a fuss as possible, seems to get their attention.
