Searches for Flat Purchase

What searches have you all had for a flat/maisonette purchase (share of freehold with just one other co-freeholder)? My solicitor is very lax about this. He sent me the results of the Local Authority Search without any explanation, then dismissed its importance over the phone. He seems to suggest there is no need to carry out other searches. I'll push him to do other searches and I already regret working with this solicitor, who was otherwise quite fast, but worry he is terribly lax about everything. Thanks!

Searches I had included local planning, flood risk, soil/contamination issues (there's a word for it I can't think of now!). I'd have thought your lenders would demand them?

Desktop contamination/flood risk searches aren't always a great deal of use, they tend to throw up more question marks than answers.1 -
