How long is the process for no chain?

    Have realistic expectations.
    Allow 2-3 months.
    The Christmas holidays, solicitors usually close for some time also.

    We have accepted an offer for our house to a FiB (First time buyer). We also have an offer accepted for a house with no upward chain. I have already scanned and sent over all of the required documents over to solicitors and at the moment we are just waiting to hear more from the buyers solicitors. We are moving because we want to live closer to family for support with our baby.

    I'm wondering how long is the process for a no chain move usually? We are moving into a house that needs bit of work doing which I am very excited about! Everyday I am looking at ideas and thinking of how we can make the cottage our dream home!

    We accepted the offer a week ago and I am already chasing things up as we just want to move as soon as possible. I've been told 12 weeks is the normal time frame?
    I'm in your position, 5 weeks in and my buyer has done almost nothing. How long is a piece of string is the answer to your question.

    Budget for it taking six months.
    Anything less than that can be considered a bonus.
  • Having no chain has little bearing on how long the process takes (and you are in a chain).

    What often scuppers timelines are problems with the legal title, a absence of available documentation/warranties/certificates and a lack of urgency from other third parties who have no interest in your preferred completion dates.  
  • We've just moved, similar situation to you-FTB buying ours and us moving into an empty ex-rental. 16 weeks, delayed due to solicitors not communicating with each other and our seller being deployed

    So there is positives and negatives in your scenario;

    1. You are selling within a very small chain i.e. you the seller and the FTBs - less chance of complications.
    2. You are selling to FTBs - They can be twitchy at the first sign of any issues, hang on to every word the survey states and likely want the maximum reduction.
    3. The house you are buying needs work, if you have a survey anything major could delay or scupper the sale.
    4. The Christmas break will add 2 -3 weeks on to the process.
    I would hope for 12 weeks but be prepared for 14 however i have heard of this type of chain completing in 8 weeks.

  • We moved back in 2001. Us buying a leashold flat that was empty, moving from rented. Offered early March, moved end of August. 

    Moved again 2007. Sold our flat to someone who was selling their flat to the freeholder. We were moving to rented. Offer received in Jan, moved end of April.

    Offered on empty house 2009. We were in rented. Offered early may, moved early September. 

    House on market last July, offer received, we offered on empty house. Moved Jan 2021, two days before mortgage offer expired.

    Each move had pitfalls, and each time I went in thinking it would take 12 weeks. I was a fool!!! 

    As above, expect six months, anything less is a bonus.

  • I am a FTB with no chain, 5 months for me. I was told 12-14 weeks initially.

    I would be prepared for up to 6 months as a worse case scenario. 

    But it could be anywhere in between really.

    Took me 7 months to complete on a flat, nothing to sell and the flat was empty.

    The process will be determined by how long it takes for enquiries, survey results etc.

    OTOH I sold my last property at auction, exchanged same day and completed 4 weeks later.

    I’d say 4 months minimum.
    It could be quicker. Back towards the end of 2019 I was in a chain of 4 that went from SSTC to completed in 3 months. 
    (At least, that's how I saw it. I know my sellers had had their initial sale fall through. My buyer would have completed even sooner than we did if I'd been ready. The delay was mainly down to one of the top 2 in the chain)
