FTB waiting for chain - been 3 months

    That is the disadvantage of buying properties in a chain. No one moves until the chain is complete unless someone is willing to break that chain and either move into rented of move in with family etc.

    At the moment there are very few available properties on the market when compared to previous years. It may well be that the top of the chain are struggling to find something suitable and buying a property, certainly a more expensive one which it is likely to be at the top of the chain, is not something to rush into. 

    You need to decide how much you want this particular house and if you are willing to wait for it. If you really want it sit tight. If not start looking for something else.

    Mine took 8 months. Start looking for other properties, because if nothing else it will make you feel like you're doing something proactive rather than being at the mercy of others.

    Although we did look at other places (and put some offers in), we didn't find anywhere we liked as much and bought the original house eventually in the end - but it did help psychologically to be looking around.
  • We had a similar thing happen to us - had offer accepted etc and nothing after 10 weeks. Turns out they had not even instructed their solicitor to do anything as they had not found a place yet. Very arrogant of them to assume we would wait, especially as we were FTB and could move quickly.

    Once we found another place we liked (which was chain free) we pulled out.

    I can't understand why people put their houses on the market with little interest in moving. They're either scared or bored. I think some vendors get cold feet and are more in love with the concept rather than the reality.

    I think in some instances people price to suit a planned lifestyle, they get an incling of what their property is worth and assume that is what it will go for.
    We looked at a flat that was expensive but had been neglected (we'd pretty much have to gut the kitchen despite it only being 3 years old) and when we mentioned cladding they claimed they hadn't heard anything (ie. they had heard and there was a big bill coming that they'd hope to palm off to new buyers). We were told they were selling to upsize and there was only upward wriggle on the price.
    Looked at another property, 2 old farm cottages knocked into 1. The potential was massive, but that was the problem, a lot of work at a property that felt it was priced for a light touch-up. Again think priced for owner for their retirement plans.
