Damp under bay window

Hello, I've bought a house and there is damp under the bay window. Previous owner has simply plastered over the problem internally without trying to fix. I've removed the floorboard and skirting to investigate. The rubble underneath is damp. There is a gas pipe running through very close to an air brick which has bubbles of water upon the top of the pipe, maybe condensation? The air brick in the sub floor isn't blocked, but its flush with the skirting board in which I thought it should be in fact lower. The internal bricks are crumbling only at the site where the air brick is and gas pipe is - yet the bricks either side are solid and appear drier in comparison. Still the entire wall under bay window is suffering from damp. This makes me believe the damp is coming specifically from the air brick location but I'm unsure exactly what the issue is. The bay window desperately need replacing so it could be that. Plus, underneath the windows exterior stone cill - there is no drip groove. The exterior under the bay window also has two different layers of render, which I believe is concrete so the bricks aren't able to breathe. Please can you hep this novice understand what the main cause could be. I've attached some pics for you.

    The shots under the floor clearly shows where your DPC is - Immediately under the air brick.
    Outside, you have concrete set 25mm or so below the DPC - This needs cutting away and a trench dug around the base of the wall to limit rain bouncing up and soaking the wall. The trench only needs to be 180-200mm wide and 200mm deep. Put a bit of decorative gravel in the bottom to make it look pretty.
    The water forming on the gas pipe will just be condensation and shouldn't cause any problem.
