If the tenancy was managed the agent should have got a photo of each meter at termination - have you checked? That is what you pay for with a managed tenancy - at end of tenancy and beginning of new tenancy a finalisation and initiation report. Any period inbetween rental you are responsible for utilities/council tax etc.
Surprised that if the tenant left the premises in 'such a state' that the agency did not withhold their deposit..... Are you sure you had a managed tenancy????0 -

Are you sure your tenants did not use the account in your name for all the time they were at the property and simply never paid anything until the prepayment meter was fitted in response? The management company should have informed SE but I guess there are ways around that if the tenants phoned up in your name and said the tenancy was cancelled?I only resolved a very minor problem with SE by threatening them with european consumer rights organisation when we were in the EU - they reacted within hours to the letter and fixed it immediately, almost comical in their sudden concern. So they basically won't do anything unless they have to.0
