Building Control Sign-off Required?

We’ve just had some work done on our home which includes the following:

1. Widening of existing knock-through and installation of 3m RSJ
2. New pitched roof with vaulted ceiling and velux window to replace old trussed pitched roof
3. Bi-fold doors installed with 3m RSJ above
4. New kitchen fitted
5. Alterations to existing plumbing, electrics, and central heating to support new kitchen layout.

Would you expect Building Control to sign off on this project? They made 2 visits early on in the project and (according to the builder) decided no further visits were necessary during construction.

Long term, I’m thinking any potential buyers would want some sort of BC sign off?

    Er, yes, very much so required. If they've been out, you've paid for it.  

    Maybe there's just a final inspection required at this point? Initially they be interested in the work involving your steels and the roof insulation. 

    Now they'll want gas and electric certificates, to inspect the doors and windows and any other finishing touches so you can have your certificate.  
    Everything that is supposed to be in heaven is already here on earth.
  • Thanks Doozer. Yes, the 2 inspections were regarding the steel installation and the roof construction. 

    I’ll ensure a BC sign off is arranged once snagging list has been competed and final payment made.

    I'd suggest getting the BC sign-off before snagging final payment - There is a possibility that the inspector will want to see certain aspects that have since been covered over. Although, if there are plenty of photos and/or the inspector is happy with the standard of work, it may well be an administrative exercise to sign off and he won't need to do a final site visit.

    The snagging isn't done until the building control officer's report is done.  There is no need for a delay to doing that for snagging, if they have appointments, it can be done by the end of the week, or certainly next week.  
    Everything that is supposed to be in heaven is already here on earth.
