Roofing quote

Hi, I need to fix my old and tired roof at the back of the house. It is a small roof roughly 3x1.5 meters ie 4.5m2.

The quote I got was £3450 for tile and +£2000 if I wanted slate. I am in home counties and to me this is shocking but is this normal?

    Get some more quotes. Nearly £5.5k for that is a bit on the high side, especially as they wouldn't be installing a full height scaffold for it, and most of those slates could be reused, they look in very good condition.

    Is there a reason why you're looking to have it fully redone rather than simply repaired with some fresh flashing at the top?

    It is a high quote, but as neilmcl said get more quotes. It looks like it has nail sickness so it may be better to strip it and stick a membrane under the slates.

    Last year we paid about £2,500 for the removal of all the hanging tiles on the front of our house, new battens to replace the many failed battens and the refitting of the removed tiles. That price included about £350 for scaffolding but did not include more than about six new tiles as most could be reused. The work took about four days.

    You can see a picture of it in this thread.

    On that basis, your quote for a far smaller and simpler job appears to be outrageous and is probably from someone who doesn't really want such a smallish job but will do it if he can get a huge payment.

    Decent roofers and other building trades are incredibly busy at present, often in secure, long term and well paid jobs on construction sites and finding someone to do small jobs is very difficult.

    Keep looking and hopefully you may find someone who can fit it in between bigger jobs or at the weekend.

    Is the roof actually leaking?  If not there should be no urgency and no need to spend an unnecessarily large sum of money.

    Can those slates be reused?

    I'm no expert and it is hard to tell from your photo but they look ok to me.

    How old is your roof? Slate roofs can easily last 80 years and more.

    Presumably the slates themselves will last indefinitely if undamaged.


    PS: I now see that neilmcl has asked and said much the same above.

    Thank you everyone for your insight and helpful suggestions. I have simply sent a ‘thanks but no thanks’ response and found companies with good reputation who will fix for £450 with guarantee or replace with new for £1500 using artificial slate. I went with fix. 

    There are a lot of people about who just want to rip you off. Forums and communities such as this one help us sense check.

    Ahm, you can tell them to f off…

    retiling a full roof in London on a 3 bed semi detached would be between 15 and 20k.

    that “roof” of yours shouldn’t cost more than 2k, including vat and a tip.
