Community Infrastructure Levy - Does it affect me?

Hi everyone - we are in the process of purchasing a house and in the searches it showed the property it subject to Community Infrastructure Levy. 

Ive asked for clarity on what this means with my solicitor but never get a clear answer. 

I’m aware that behind the property we are looking to purchase is some land for which planning permission has been put in by a developer to erect 11 new houses. That land isn’t related to the boundary of the house we are looking to buy. 

What I’m worried about is whether due to that proposal we would have to pay anything?

Also whether in the future of another development was done elsewhere in the area whether we could get stung by it. 

Or am I overthinking it and we would only pay if it was anything happening on our land by us?

    We had the same on our property and our solicitor confirmed that we wouldn’t be liable for paying. It’s really for your solicitor to actually give you an answer on how it might affect you.

    This was the report provided and the follow up message from solictors was this:
    1. This is a charge which can be levied by local authorities on new development in their area. There were no works identified in you local search results under the CIL schedule and the seller has confirmed there are no monies to be paid in regard to the same.


    So it’s not entirely clear to me…

    There is a CIL charging schedule, but that just means the council has published a standard tariff for what they would charge if there was a relevant planning application. It doesn't mean anything specific about this property (which is what all of the subsequent questions are meant to identify).

    We didn’t want to move into our new home and find we were funding new developments! We thought it odd but you never know hence panic set in.
