So I've noticed. In the Herts area plots are v expensive, comparatively speaking.

The rule of thumb valuation is that the plot is worth one third of the amount you would get if you had a house built on the land and then sold the house.
Put another way the price of the house is one third for the land, one third for the materials used to build the house and one third for the builder who built the house................................I have put my clock back....... Kcolc ym0 -

Not necessarily so. I built my own bungalow a year ago, with virtually no hitches from start to finish. The trick is to get a reputable construction firm to do the site planning and management. Note - construction firm, not builders. Ours was recommended by our architects.0 -

Do you have sky? Watch Discovery Home and Leisure. there's a programme there called "How to build a House" which shows every day I believe. It's very intersting. Apart from tracking a self-build couple from start to finish over a number of weeks they show previous successful self-builders.
I agree that its better to get a construction company to do it. A colleague of mine did just that and it went as smooth as breeze for her.
One thing I've noticed is that all the self-builders on the programme so far (especially those who managed it themselves)lookvery different from they did at the start of the project - they now look old and exhausted (I'm not exaggerating). I don't think its worth that amount of stress!The reason people don't move right down inside the carriage is that there's nothing to hold onto when you're in the middle.0
