Is this quote fair?

Hi
were having a remodel and have been gathering quotes. We have been quoted 35k for the works below which doesn’t include kitchen, bathroom hardware, flooring, wall tiles. Also, it doesn’t include fitting the kitchen. 
We’ve not done anything like this before so we might just be wildly unrealistic but it seems like a lot of money?
Would we be better to just bring in separate services and project manager ourselves?

Ø Management and Site Costs. Ø Rainwater Drainage
Ø Roof structure
Ø Roof covering
Ø Electrical 1st fix
Ø Plumbing 1st fix
Ø Bathroom works
Ø Block up openings
Ø Second fix joinery
Ø 2nd fix electrics
Ø 2nd fix plumbing
Ø Windows and doors – UPVC Ø New Internal doors
Ø Heating – 2x Colum rads
Ø Create cupboard under stairs
Ø Rainwater goods
Ø Plastering
Ø Rendering
Ø Removal of all waste (Skips only)

    You are going to need lintels for the new sliding door and wider opening between kitchen/dining rooms - These should have structural engineer calculations and be signed off by Building Control. Make sure your quote includes completion certificates for that along with electrical & replacement windows/doors.

    Edit to add - Where is your hob going ?
    It would be prudent to have ducting & vent to the outside fitted whilst the builders are knocking stuff about. But you need the kitchen fitters & builders to talk to each other to make sure the ducting is in the right place.

    thanks for comments. Structural engineer has been and we’ve discussed beams/lintels for all of this- all is good and we await his calculations.

    hob is going on back wall and will vent along that wall and out above new window. 

    Since posting this another builder, I’ve used before has said he can fit us in as it’s indoor work.  he’s a lot more reasonable because he’s semi retired but a brilliant builder. He’s not a businessman like the others, so I’ll have to do a lot of the project work but he’s 12k less so worth it!
