Gas Safety and EICR

I absolutely agree that the landlord should carry out the gas safety checks and EICR.
But to put it in perspective, I've lived in my house for 30 years and never had a gas or electrical inspection, nor I suspect, have the majority of private residents.
What many landlords fail to realise is that the checks are in place to protect both them and the tenant.3 -

Some politician/lobby group will start demanding compulsory GSCs and EICRs for owner-occupiers as well.

As a responsible Landlord I could not live with myself if I ignored the law and safety of my tenants.
Every year we have a GSC done, PAT testing done every year ( unless the tenants remain in the property longer than a year )
EICR, EPC, Legionnaire checks and Fire safety certificate.
I own a HMO.
Landlords who ignore the most basic checks should be prosecuted and fined and even jailed if there negligence causes injury or death.3 -

And in answer to your question, yes because that's the law...I posted simply to add another perspective as to why perfectly good houses get converted into Airbnbs.In some places the local engineer is 60 miles away.

Because spending £500 on a few certificates tends to persuade a landlord that what they need to do is to maximise their income rather than provide housing.
