Is there anything I need to watch out for when getting an EPC certificate? I've found this company who do it for a fixed fee of £45 but that seems quite cheap (or is it that others just overcharge?) https://manchesterepc.com/

If you have "hidden" insulation - e.g. underfloor, cavity, internal wall, etc - Have paperwork to hand to show what was done else they may decide not to include it in the calcs.Danger_Mouse said: Is there anything I need to watch out for when getting an EPC certificate?Oh, and they rarely show the true cost of heating/lighting. Just use the cheapest registered assessor. Get cerificate; law complied with; sorted.As Freebear says, whoever you use, point out relevant facts they might miss and have paperwork to hand.1
