    Did they also explain about compliance with building regs, and most importantly what effect your alterations might have on the warranty?

    Thank you for all your impact. They said it would matter, but all your comments and others have given me real thought and I won’t be proceeding with the purchase

    Thank you @Doozergirl and everyone else for your thoughts!! I really appreciate you taking the time to add up dimensions for me. You’ve saved me from making a mistake and I’ve let the house go. 

    Will continue my search looking at older properties rather than new builds 
    Hey, sorry to do that to you, but I think you've dodged a bullet.  You want somewhere that's comfortable for YOU and that house wasn't designed with a person in mind. 

    Where you can have a kitchen island, even! ❤️❤️

    OP I think you’ve made the right choice. There’s a lot wrong with the layout of that house.

    If I was designing that house with the same dimensions and existing walls I think I’d have put the kitchen at the back and living room at the front. Would have given you a much more comfortable kitchen size, although still too small for an island.
