Land registry delays

Bought a house end of Feb 2021, because of solicitor screw up paperwork was filed with the land registry only in June/July 2021. Records still have not been updated.. at what point is it resonable to start getting annoyed at the solicitor that we used?

    With a competent solicitor mine didn't update until 7 months after i bought the house. Don't stress about it too much.

    The solicitor only delayed the submission by three months. Further delays after that aren't their fault. You shouldn't be any more annoyed at them now than you were in June/July when you found out. There's nothing they can do to speed up the Land Registry.

    The Land Registry still has massive queues due to the backlog that built up during Covid. We bought a new-build (always a bit slower) in Nov 2019 and it was registered about a year later. As others have said, unless you want to sell the house it makes absolutely no difference, so don't worry about it. And if you do want to sell the house, there's a process to expedite the registration so that the sale can go through. 
  • I imagine your solicitor was inundated with clients wanting to complete their transactions before the end of June 2021, to save money on the stamp duty holiday.  The knock-on effect was likely that submitting applications to Land Registry was put on the back-burner until July 2021.  

    No doubt, Land Registry already having a backlog of applications due to Covid, suddenly received many more after June 2021.

    What did the solicitor screw up?  Sounds to me like they submitted the application when they had availability to do it.  Ongoing transactions, particularly during the period leading up to the end of the stamp duty holiday, were the priority.  Registering new owners at the Land Registry after completion isn't a priority, since there will be an OS1 submitted to protect you and the lender until the registration takes place.

    As others have mentioned getting annoyed isn’t the way to go if you bought and from completion onwards your purchase was protected. 
    The pandemic has certainly impacted re longer wait times but there’s always been a ‘wait’ from completion to registration and so many possible reasons, many highlighted here, too.
    Most new owners have moved in and cracked on with everything exciting to do that brings. The registration confirmation comes later, sometimes months later, but protection through priority is the key. 
    The wait is an admin issue for many inc conveyancer, lender and ourselves, but not you as the owner so resist getting annoyed or worrying as it won’t change that wait or end result

    It's not that simple though is it? Land registry documents are required for Home office visa applications to prove that you are a home owner to facilitate sponsoring spouses. Is there a more useful answer rather than saying that this is an 'admin issue'?

    It's not that simple though is it? Land registry documents are required for Home office visa applications to prove that you are a home owner to facilitate sponsoring spouses. Is there a more useful answer rather than saying that this is an 'admin issue'? 
    If they're really not accepting any other form of evidence that you own the property, I suggest you get annoyed at the Home Office for being unhelpful.

    It was a useful comment. For the vast majority of purchases the time taken to update the LR is completely irrelevant.
