    What exactly does the lease say (if anything)?
    Hi - it's still unclear who the freeholder is (and hence who appointed the management company).
    Can you quote the exact wording in the lease pleasr?

    Just so that I dont mention their name: the lessor is a limited company and the management company has the abbreviation "Plc" at the end.

    It must be obvious, but I cant find the little cog :( although I was looking for it...

    Have the freeholders completed the LPE1/2 forms?  While not mandatory it's possible you won't get a mortgage without one.  Part of the form is to confirm the building insurance.
