Offer received but prospective buyer yet to market her property - what to do

Hi all,
I have received one offer from someone who has yet to market her property. Should I accept on condition that the property is marketed within x number of weeks (say 2?) and/or that I have the option to withdraw if she hasn't received any offers for her property by say 31 December or 31 January? I wouldn't want things to drag on for too long when I could lose out on offers from other interested parties who are in a more ready state to proceed. I haven't appointed a solicitor yet but could they advise better on how I could add such a condition? I am going to rent for a while and so no there is no onward purchase on my part so pretty keen to wrap things up asap.

tell them to come back when they can proceed
if you havent sold by then you will accept

^^^ This. Thank them for their interest but whatever you do, don't take your property off the market for this person.

Well you always have the option to withdraw, there's no point in putting that in writing.
I'd say thanks for the offer, but until you're a proceedable buyer (ie house sold STC) the property is staying on the market. When they've sold theirs and they know what the can afford, you can then accept their offer.2 -
They're not in a position to make a serious offer. The property needs to stay on the market until you have a procedable offer.2

Did your EA explain they could not proceed when they viewed? What a waste of time.
I would tell your EA you only want proceedable viewers and regarding this offer that you will consider it at a time they can proceed.Forty and fabulous, well that's what my cards say....0 -

Mine is just going up for sale this week... proceed able viewers only .
EA can get anyone to register an interest but can only view when they can move forward
I've always done it this way... stops time wasters ..don't remove from market1 -
If they aren't in a position to buy it then you should regard it as an "expression of interest" not an "offer" and keep marketing the property to others.
