It's a tough decision. The other respondents all make valid points. A different perspective - how about thinking about what's best for the house/neighbourhood you're leaving behind? Will it be better that the house goes to a buyer who will live there and add to the area/sense of community? Would it be better for your neighbours if a young family/couple lived there over renters?
I only suggest this because from the options you have, the price and chain doesn't seem to differentiate B vs C right now as the LL seems to have some hold up on their side, and if B puts their house up on the market in Jan, it'll be sold STC by Feb.
I was on the other side recently as a buyer - have no chain, large deposit but didn't get it - must've been because the offer wasn't the highest out of the other 10 (!). This market is crazy!2 -
Not the OP's problem. C because if you can't find the next property you want you have most chance with this option that you can stay put for a few more weeks.

Offer C only able to access funds until Feb? Are they waiting for their cheque from from a faraway Prince on a email 419 scam. Offer A - £28K over, couple in a chain
Offer B - £30K over, family looking for more space but property not yet on market
Offer C - £30K over, local landlord with large deposit, small mortgage
The EA spoke highly of the landlord, having been doing business with him for years (possible best mate haha! ) . He will only have access to his funds from February which gives us time to find somewhere as there is hardly any new houses come up until probably after Christmas now. Seems the easiest option, chain free, less chance of mortgage valuation undervaluing the house affecting the sale.
The family looking for space could sell their house easily as per the EA, houses in this area literally go under offer within days of coming to market but we are just worried about then possibly being in a large chain, mortgage issues if any.
Decisions, decisions, which option is best?.2 -

If you accept offer C it puts YOURSELVES in a better position when offering, as your buyer will be the bottom of the chain.

B and C don't even look like offers to me, if they are not "proceedable" immediately then treat them as expressions of interest and tell the EA to get some actual offers from people in a position to buy.

Personally i would choose option A. Option B isn't proceedable and option C could very well find another property to invest in between now and February.3

we were renting, they owned their house.3 -
My thoughts exactly. It doesn't take 2 months to extract cash from an investment account. Either he is selling a property himself or possibly waiting for a probate payout. Either option could take much longer than Feb. Tell the EA straight that you don't accept C is chain free and ask for an explanationluckbox said:Offer A for me.
