Buying new build Berkeley Homes

Hi there,
I’ve been keeping an eye on a Berkeley Homes development in bucks for a year now. When I visited October 2020 pice for a small 2 bed house was £375,000. Recently more of the same spec house were released at £410,000. Is such a vast price increase expected or fair? I couldn’t believe that it had jumped up so much in a year, £30k!! It’s priced me out so will look elsewhere. Im told 2 bed leasehold apartments are being released in Feb 2022 but they’ll be starting at around £380,000.

House prices have gone a bit wild in the last year or so.
