Me and my partners wage

Good evening

Me and my partner are currently renting a council house. We are both working and saving for a mortgage. We hope to begin looking for a home after xmas. Now, because she has a CCJ on her credit file, the plan is that I apply for the mortgage as a single applicant, the savings is a LISA in my name. We do not have a joint bank account and all the bills are paid from my bank account so this means, when she is paid she transfers her wages into my bank account. My question is, because she transfers her wages into my bank account and the mortgage lender will be able to see this on the statements,  can I include her wages as an income when I apply for a mortgage?

    I'm sorry I don't know the answer to your question but have you discussed this with a broker? 

    We got a mortgage with my BF having two CCJs and several defaults.  It could be that you could get a mortgage for you both.

    We did have a financial advisor out a while ago but at the time my partner didn't work and we couldn't get a mortgage. 
    Did you manage to get a decent mortgage or were the interest rates huge because of the CCJ's? Also how long ago was this?

    How long ago was the CCJ and value?
    You won’t be able to count her income if she isn’t on the mortgage.

    I'm sure it was 2017 and for £600. It was paid off literally straight away as soon as the CCJ was ordered. 
    So would the lender not question the income I have coming into my account from my partners account?

    How much deposit do you have?
    if I were you I’d speak to a broker. 
    They may ask but they won’t include that income for the mortgage. 
  • You cant use someone else's income unless they are on the mortgage.

    A 4 year old £600 ccj shouldnt be too much of a hassle and rates would be roughly similar to high street, maybe a small bit higher but nothing offensive

    I do have one other question.  So when the bank ask for how many people I am financially responsible for. We have 4 children. 2 of them are not mine. What's to stop me saying I am only responsible for my own 2 children  and that the mortgage is just for me and my own 2? 
  • Nothing stopping that as long as she has her own income to support her children.  If they legitimately arent financially dependant on you then its the truth
    Bit of a thin line that one, if all child benefit goes into your account then its going to be harder to state they arent your financial dependents.

    Would still be cleaner just to do a joint mortgage and declare all dependants though.

    All child benefit goes into her account as the child benefit is for the first two born which are her children.
