    Ask her to prove that the garden/lawn is in a worse state now than when you moved in? Do you have check-in photos of the state of the garden?

    I use an almost dry sponge with a little 'flash' type cleaner on it to scrub under light switches and other marks regularly so the marks don't build up.  In fact, I usually give whole walls in a room a good clean once a year, more often if needed.  This will deal with most marks.  If they are bad enough to be clearly seen, and are made by children, in my opinion they aren't really wear and tear.

    In my experience what's classed as wear and tear depends on the landlord. We've left a house in a cleaner state than when we moved in and been charged for cleaning but also had landlords overlook carpet stains.

    Regarding stained walls, have you tried sugar soap? It's worked wonders for me and you can quickly do a full wall. 
  • I don't think there should be an issue. Most landlords are pretty reasonable and will have a maintenance sink fund to get the property up and running again. It's a rental house at the end of the day, not a museum and wear and tear is expected. ANy landlord that thinks the place needs to be immaculate after a 4 year period is mad haha!
