Title deeds to property in maiden name

Okay I'm selling my property, and I realised that the title deeds to the property are in my maiden name yesterday. All my other documents are in new name (passport, bank accounts, mortgage etc) I'm reading conflicting information online, some sources say name needs to be changed on title deeds others are saying marriage certificate would suffice. I'm waiting for the solicitor to give me a response. However panicking because a) my marriage certificate is from the Seychelles and b) I also changed my middle name c) my solicitor is a pain with documents.

Has this happened to anyone before?

  • Following as currently in the same position r.e everything in maiden name. Hasn't been a huge issue so far, as have provided marriage cert and deed poll upfront to solicitor / EA / broker etc

    The Marriage Certificate (they'll need to see the original or a certified copy) will be accepted.  It proves the change of name.  No need to update the register beforehand, unless you want to delay the process.

    OP, you should probably send evidence of your middle name change too.

    If you already know they're that bad at this stage in the transaction, why are you using them at all?!

    Marriage certificate should be fine anyway.

    I sold a flat years ago which was in my maiden name, marriage certificate is from New York and showed that and had no issue at all. Never even came up as an issue with anyone during the whole process

    Providing you have proof of your ID it will be no problem.
    Your marriage certificate will prove that Miss X and Mrs Y are the same person. Is the marriage certificate in English, Creole or French? If not English you'll probably need a certified translation.
    Similarly you'll need some evidence of the changed middle name.

    I have 1 property in maiden name and one in married, I've just sold an inherited property which was in my maiden name and just had to give my birth cert and passport.

    I would 2nd someone above though and look at swapping sols if you already think they are bad.

  • Have to use this solicitor because of something to do with purple bricks we agreed to. In my x2 experience of buying the last solicitor we had wasn't the best either. Don't want to change and get someone worse

    My solicitor (Well, he’s not really mine. But, I have hired his services whenever needed over the last 20 years.) He is incredibly thorough and painstaking. Some people regard that as “making a whole issue” about things, I think it’s a good trait in a solicitor. 

     I have recommended him to friends, and some get on very well with him whilst others get impatient with him.
