What's the progress of the house(s) next door?
We bought our new build in July. It was finished in early June but they couldn't sign ours off until next door's scaffolding was down (both are detached houses but their house is next to our garage, about a metre gap between them). It was really frustrating (especially as it meant we ended up paying stamp duty) but there was nothing we could do about it. With new builds, it doesn't just depend on your house being done - you have to factor in neighbouring houses and the state of the roadway too.0 -
Any builder is going to be full-steam ahead at the moment to get the year-end completions built and gone. It is highly unlikely at this point the timetable is going to change without massive reasons I simply can't imagine.I am a mortgage broker. From working 10 plus years in new build construction I'd say you'll be in, in Feb.
You have Christmas shut down and bad weather to contend with.
Which builder is it? Barratt year end is June, but December has a push for half year completions so no other properties would really be pushed as we would be pushing CMLs on the half year end of year plots.Forty and fabulous, well that's what my cards say....0 -
I’m just going to add also that at this time of year builders slow right down generally due to weather and everything else but we have the added bonus that COVID is really affecting everyone lately . I’m a teacher and we’re not only down to skeletal staff, but supply agencies are down. Deliveries are down because of staff shortages and so I reckon builders could be too. So, I wouldn’t expect anything to get done sooner than it’s been projected right now.I’m hoping to move before Christmas too btw, so I’m also trying to accept my own advice , but I appreciate its really hard to not try and get too hopeful.3-4-21 House on market. 01-07-21 we find dream home
07-07-21 sold to B#3 (we are chain of 4:us our vendor, our Buyer B#3 and their buyer)
08-07-21 offer accepted on dream home
27-07-21 Mortgage Applied 13-08-21 Mortgage recieved
27-08-21 Searches requested.
10-09-21 B#3’s buyer decided to apply for business mortgage!!
15-09-21 searches back, enquiries raised.
September and October nothing happens while we wait for B#3s buyers to get their business mortgage.
01-11-21 everyone ready to exchange. b#3 pulls out.
03-11-21 We find new buyers. FTBs so no chain! They appoint B#3’s solicitor and reuses all previous searches
15-11-21 B#4 has their mortgage offer and homebuyers survey undertaken on our house.1 -
