Replacement Roof cost…. Pulling a fast one?

I made an other for a house in mid July that was beaten by a higher offer. Roll on late October I was looking at Zoopla and the house was back on the market, so I arranged another viewing, at the viewing we asked why it had fallen through! Apparently the survey said the electrics could be looked at further but a rewire wasn’t needed. Chimney needs pointing. Also, the agent said the buyer said that the surveyer said (lol) a replacement roof was needed, the buyer said they wanted £12000 off! The agent asked them to get contractors out to price up the work but they refused to do so, so it fell through….. my girlfriend said this sounds very strange, why go so far but not get quotes..
i made an offer on the house which was accepted…. We will be getting a roofer out to look at the roof! But wanted a head’s up and looked online how much a new roof is for a standard semi detached, I get a figure of about £6/7000!! I was wondering if this price range (is right) included all the wood beams/frame/trusses etc if anyone knows?
Regrading the roof does anyone else think this is strange? could the buyer be trying to pull a fast one to get the price down at the last minute, they only got the survey two weeks prior also. Obviously that would be good if the work isn’t needed!!

I think if I was buying a property not expecting a new roof, and it turned out it did need one (as in the next 6 months) I'd pull out. But that's just me.
We were quoted this summer just under 10k for a new roof and chimney including guttering on roof, extention and conservatory . Semi 3 bed (ex council, quite large).
Some people just want to buy and move in, a new roof is quite a lot to organise if it's not what you want to do.Forty and fabulous, well that's what my cards say....0 -
Do you think the sellers will accept a £6/7000 reduction if it needs a new roof? What if the builder says its fine, would the other buyers pull out still play on your mind?0

That figure's probably about right for replacing the whole of the roof covering - the scaffolding alone is a fairly big chunk. Also bear in mind there's generally a shortage of trades at the moment so it's a bit of a seller's market.

But that assumes the roof "needs replaced" in the first place.0 -

A fairly typical pre-war semi. Prices have ranged from ~£6K up to £15K and this is East of England.Replacing the roof timbers, I would expect something in the £20-30K range.Her courage will change the world.

The buyers may have asked someone in the trade who gave them a ball park figure for a roof of that size, they may know someone who paid that much, they may have inflated it to allow for any increase in cost in the future. Or they may have made the number up completely.
I agree with 74jax. I would pull out if the roof needed replacing in the next few months. Very difficult to get people out to do work at the moment. If you don't know anyone personally you could be waiting a long time or paying a premium to get it done sooner.0 -
It would possibly be helpful for you to know exactly what was written about the roof. When buying my property earlier this year, the survey report recommended a new roof, but the following paragraph went on to say that it would probably need changing within the next 20 years. So that's no problem to me as I'll either have moved or be six foot under by then.0

We did offer to buy the survey and the agent rang and messaged them but they never replied!!!0
