i'm still waiting!!!! i'm exhaisted, have a terrible headache and all because i'm so nervous. we really can't afford to go any higher on this one and we love it so much, would jsut be a dream if they said yes. got my mobile on vibrate at work, i'm a teacher, and every time it goes off i nearly have a heart attack, up to now its been my boyfriend 3 times, my mum once and damn 02 twice!!!! oh the stress of it!!!! i will post and let everyone know what happens!!!! everyone has been so nice to me!!!

I was in a smilar position
except I offered asking price :eek: back Sep
seller took 3 days to get back to us, they decided to with draw it from the market.
Anyway it came back on in Nov and we we're the first to get the call, this time we offered 98% of asking price.
They accepted and now we are proceeding so fingers crossed.
Anyway hope it works out for you I centainly know the feeling. We had been looking for 2 years until we found the house we wanted.0 -

They've probably done all sorts of calculations based on the asking price and are just going through them again to see if they can manage with the reduced offer. Perhaps they have had to consult with their lender for additional funds.
There could be a hundred reasons for a 24 hour delay.
If you've offered all you can afford then there is nothing further for you to do. Unless you want to ring the EA and tell them you are about to put an offer in on another property and would like a reply before you do so.0 -
And at the risk of sounding negative, if they say no, make sure you do not offer more than you can reasonably afford. We nearly got suckered into bidding for something above our budget. If its not meant to be, its not meant to be. But keeping my fingers crossed.Been away for a while.0
