Giving notice to landlord and asking to stay for extra days

Hello

We have been renting from our landlords since 2018 but we are now in the process of buying a house. 
Our offer was accepted on the house at the beginning of May 2021, and we would have liked to let our landlords know earlier, however this was too risky for us.
Our tenancy starts on the 3rd each month, we are on the below tenancy type:
"If you do not wish to take out a new Fixed Term Lease, you will be on a ‘rolling periodic tenancy’. This means you carry on as before but with no fixed term.  You are still required to give a minimum of one month’s notice to terminate the agreement. "

We are looking to complete on 10th December. We would like to give our landlords notice prior to 3rd November and would like to return the keys to them on 13th December. Obviously our preferred move date is not in line with the tenancy period. We will obviously be happy to pay for the extra 10 or so days and will tell them this when we give notice.

Can anybody see any issues with the above? Or do you have experience with asking your landlords to officially move out mid tenancy period - did they accept?

    Thank you, we are hopefully exchanging on 29th October, so are likely to tell them on this day. Fingers crossed everything goes to plan.
  • When I was in rented on a rolling contract my one month's notice period was the 7th, but my seller wanted to exchange on the 4th, and complete on the 11th.  My landlord agreed to let me give 5 weeks notice, which I appreciated as I had a few days to clean the rental thoroughly.  As I had pets I also had to shampoo the carpets, that's another story!

  • When I was in rented on a rolling contract my one month's notice period was the 7th, but my seller wanted to exchange on the 4th, and complete on the 11th.  My landlord agreed to let me give 5 weeks notice, which I appreciated as I had a few days to clean the rental thoroughly.  As I had pets I also had to shampoo the carpets, that's another story! 
    Thank you - did you agree the 5 weeks informally? Or did you put this in your notice? We would also like to clean etc before we go :)

    You can serve notice any time up to 3rd November to end the tenancy on the 2nd December.
    Or you can serve notice on /before 3rd December to end the tenancy on the 2nd January.
    The date you 'return the keys' does not affect the date the tenancy ends. You could return them tomorrow but your tenancy (and associated obligations) would continue.
    If you want to end the tenancy on 13th December, that is possible provided the landlord agrees (to an 'Early Surrender'). If he does, get it confirmed in writing.
    As others have said, do not either agree an Early surrender date,or serve notice, till you are sure of your Completion date, which means on Exchange of Contracts.

    You can informally ask the landlord now if they would agree - it might make it more attractive to them if you said that in return you would allow viewings.

    I contacted the rental agency in February when I heard about exchange/completion in March, and asked them to approach the landlord.  Originally my seller wanted to exchange/complete on the same date which worried me, she then changed her mind to the week before. 

    He did agree, and I was asked to do viewings, luckily the first to view was accepted.

    Make sure you hold on to your keys until the end of your tenancy. Even if you move out before your tenancy end date you should go back on the last day to take meter readings and close your utility accounts.
