Halifax mortgage approved AIP but partner bad credit.

Hi all,

Me and my partner have an approved AIP with Halifax. My partner has fairly poor credit, x1 default from 2016 and a settled arranged payment/missed payments from 2020.
Would the soft check have picked this up?

We have just submitted the application to Halifax today through a broker and the anxiousness is killing us!

Halifax has carried out a soft search and a hard search already and have taken the valuation fee.

We have a gifted deposit amount of £250,000 and hoping to borrow £215,000

We have a joint income of around £50k

Is there anyone who has had a successful approval from Halifax with such a credit file?

Thank you.

When I got a Halifax mortgage the valuation was the final stage - my application was approved subject to valuation. If you had a broker who presumably knows your partner's credit history, and Halifax has done a hard check and instructed a surveyor, I wouldn't be too concerned.

If the application has been submitted you have "passed" a credit check.

The valuation fee is collected automatically. You can't submit the application without it.

Either the adverse is so minor the system has passed the case automatically and valuation will be instructed immediately; or a referral has been made to a human being and they will have to approve the application and manually instruct the valuation.

I’ve recently been approved for a halifax mortgage, I also have some previous adverse and I think if it’s at valuation stage, you’re good on the credit side of things.
