Removing unregistered lost lease from freehold title plan

Hi, I have been in the process of buying a freehold house for a few months. The seller had bought the house at auction and at this time it had been missed that there was a lease attached to the house as mentioned in the freehold title register. It has been requested that the reference of the lease is to be removed from the charges register on the freehold title plan. However, it appears the seller's solicitor is struggling to provide evidence, they have a copy of the lease, but no leasehold title and they do not know what can be provided to determine the lease/merge. Can you advise? I have been recommended not to continue with this purchase after months since putting my offer in because of this issue. I have also been told indemnity insurance from the seller will not cover me.
