Can't find 'last sold' date of property Im moving to

I am due to sign a contract for a new flat, but I'm extra wary of moving flats these days because there's been 2 occasions in the past where Ive moved in somewhere and then found out that the owner is selling it... and so I had to start looking for flats again not long after i moved in.

I've looked on 192.com for the flat I'm moving too, but notice that the 'last sold' date is blank. Whereas most of the other properties on that page (e.g. those in the same building) have the last sold date and the amount that it sold for.

I'm not thinking maybe the owner is selling the place and just needs me to occupy it for 6 months while they sort out all the paperwork.

Could this be the case? or do some landlords just generally prefer to hide this information?

  • I've just noticed, if I click the 'view details' button it takes me to a page that says:

    'No recent property sale transactions'

Try https://landregistry.data.gov.uk/app/ppd/ if not coming up then not available.

Which means no more and no less than it hasn't been sold in recent years.

Thanks, I wasn't sure if it was saying that it specifically hasn't been sold or if the data just wasn't available?

I'm not looking for any in-depth information, I just want the reassurance that it hasn't been sold recently and is changing ownership

The info about sales only appears some time after the sale is registered, which itself is only after completion of the transaction - sales aren't registered in advance of them happening.

If the owner has been trying to sell it then presumably you'd find it listed for sale on Rightmove or the like.

If I were the owner and was selling it, the last thing I would be doing was getting someone in on a 6 month AST. It would most likely need vacant posession on completion, and if you were living there and decided not to move out it could take over a year to get through the courts with the backlog.

Did the vendor purchase the property from new?

It could be that it has not been sold recently.
Do bear in mind that it does take some time for the sale data to be updated by land registry if recently sold.
