Foul Sewer close to house.

Drainage search of the house which I would like to proceed with has come up with.

* Does the public sewer map indicate any public sewer within 30.48 metres (100 feet) of any buildings within the property?

The public sewer map included indicates that there is a public sewer within 30.48 metres (100
feet) of a building within the property.

What points should I be concerned about if any? Property is new built (2018).
Please suggest.

    If you ever want to extend over it you'll need a build over agreement from your local water company. 
  • Potential disruption to your property if maintenance is needed (unlikely but possible), and as Mary says you will need a build over agreement to extend. Just make sure there aren't any utility covers nearby, or on that property.

    If I was buying I'd work on the basis that a future extension would require diversion of the sewer, rather than a build over agreement.  This one is a main sewer, possibly serving a large area, not a shared glorified drain connecting a row of houses to the sewerage system.

    The costs of a diversion will depend on how deep the pipe is, the diameter, and how large the catchment is that it serves.

    It should also be remembered that the positions on plans like this are only indicative. The actual position of the sewer could be some distance from where it is shown on the plan.
