    Thanks @Phil4432 that's assuring and tbh the guttering and drainpipes need replacing. Above street level too and apparently excellent percentage rate for none floods.
  • Thanks for all the good advice everyone I really appreciate it. Sounds like finding the route cause is best action and fixing it.
  • I am certainly no expert, but I can definitely echo the others saying find the cause of the damp and treat the old building with respect.

    Our house had a ‘guaranteed’ chemical dpc installed by a previous owner. It’s not worth the paper it’s written on.

    What should have been done is: leaking gutters fixed; split down pipes replaced; cement mortar replaced with lime; plastic paint removed; trickle vents added to the replacement windows, cement screed and lino removed from the quarry tiled floor; chimneys ventilated; leaking bath fixed and the concrete path removed that is far too high.

    Guess what we have slowly been doing…. Just the concrete path to go next year. ;-) 

    Quite why they spent £££ on a dpc that did nothing i’ll never know.

    The salesmen also spout pseudo-science and quackery to sucker the unsuspecting homeowner in. Coupled with the inappropriate use of a damp meter, they get to reel the sucker in.
