    Are you sure that you're looking at the leasehold ownership, not the freehold?

    the land registry office copy was sent to my friend by his solicitor so i am guessing it is the leasehold ownership registration.  how can i tell if it refers to the freehold or the leasehold?
    It will say so somewhere on it. And for the freehold title, the description of the property will be for (at least) the block rather than just the flat.

    Find the leasehold Title.
    Pay £3 and download it.
    Who is the registered owner?
    It sounds like he also owns a share of the freehold, but this is owned via a company and he owns a share in that company.

    Search again as suggested and see if there’s a Leasehold listed along with the freehold. 
    If you’ve got the freehold register does it refer to the lease and it’s title number? If it does then search by that title number and not the address.

    Might help if you showed us a copy of whatever you're looking at.

    The freehold title will refer to registered leaseholds under it, but that doesn't mean it is the leasehold title you're looking at.

    Have you looked at the LR website yet? Identified both the leasehold and freehold titles? Purchased one or both?
    Instead of us all guessing, in 5 minutes you could clarify things.

    No, nobody does that. As explained above, the share certificate is for your friend's interest in the company which owns the freehold. So if the solicitor sent the freehold title along with the share certificate, it was probably to show what the company owned. Wasn't there any accompanying correspondence from the solicitor saying something along those lines?
  • Hi, I have been in the process of buying a freehold house for a few months. The seller had bought the house at auction and at this time it had been missed that there was a lease attached to the house as mentioned in the freehold title register. It has been requested that the reference of the lease is to be removed from the charges register on the freehold title plan. However, it appears the seller's solicitor is struggling to provide evidence, they have a copy of the lease, but no leasehold title and they do not know what can be provided to determine the lease/merge. Can you advise? I have been recommended not to continue with this purchase after months since putting my offer in because of this issue. I have also been told indemnity insurance from the seller will not cover me.
