The annexe part might cause issues too. Some lenders are (generally) fine with them; some lenders are not. But I'd suspect that the fact the people who are going to be living in the annexe have gifted a large part of the purchase money will be an issue for a lot of lenders - will those people be acquiring rights to the property that come before the lender's rights? Will those people be establishing a tenancy?I suspect this is one for a good broker. It _might_ be possible, but I suspect there's a fairly small pool of lenders willing to entertain it.1
