Level 2 Survey- what does it pick up?

    They don't "mark the property down". They inspect it and say what they see!

    If they comment that there is a bit of floor that is a different colour and your buyer is worried about this, you tell them your washing machine leaked, marked the floor so you replaced it. 
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    Is the mismatched floor obvious? The buyer may bring it up but since you know about it it would have been taken into account when you put up the asking price. It's part of what they offered on, no house is perfect. If someone pulls out of a sale because of a mismatched floor well then they're very fussy. At most they may ask for a discount but they should have accounted for it in their offer if it's obvious. I bought my house last year and while the kitchen laminate is consistent, it's old so the corners of many of the pieces are worn. Just is what it it is.

    The area is otherwise functionally ok and obviously not in a state of disrepair.

    I personally can't imagine any buyer making an issue of this. I'd be absolutely chuffed if it was the only thing the surveyor could find wrong.

    I doubt a level 2 survey would even mention it unless the house is so outstanding in every other respect that he/she needs to find a fault to report on.

    Below is the list of  Condition Rating 3 serious defects on the survey for the house we are in the process of buying, and whilst some are a slightly concerning they are not enough to put us off going ahead:

    D4 Main walls 
    D7 Conservatory and porches 
    E3 Walls and partitions
    F1 Electricity 
    F2 Gas/oil 
    F3 Water
    F4 Heating
    F5 Water heating 
    D2 Roof coverings 
    D3 Rainwater pipes and gutters 
    D5 Windows 
    D6 Outside doors

    Thanks, the surveyor I don't believe picked this up, but there was a few queries about our garden fences and the boundaries (which have been resolved).
